FM Stone Assists Girard Systems in Securing New Goshen Facility

Bill Kuhns, SIOR, Senior Broker with FM Stone Commercial assisted Girard Systems and Girard Products LLC in leasing 30,800 SF of industrial space at 2515 Lombardy Drive in Goshen. The move into this south side building is due to the company expanding.

“Our business has dramatically increased and we have outgrown our San Clemente, Calif., facility,” said Marcia Girard, CEO and President of Girard. “Our goal is to be closer to our customers and provide faster service. We have moved Girard Products’ entire Tankless Water Heater operation to Goshen and we will be doing all R&D, testing and order processing and shipping from this location starting in November. We have many new innovative products in development and being in Goshen will allow us to work closely with our OEM customers in their development.”

A leader of green technology in the RV Industry, Girard Products specializes in responsible components that reduce energy consumption, are recyclable, feature dependable long term performance and help reduce the carbon footprint. The Girard Tankless Water Heater is designed to provide endless hot water on demand unlike storage tank water heaters which require time to recover after running out of hot water. More than 30 brands of major RVs are now offering the Girard Tankless Water Heater on their 2013 and 2014 models either as an option or as standard equipment. Girard Systems also has new awnings in development and will begin to expand certain awning and shade production in its new Goshen facility after the first of the year.

FM Stone Puts Truck City in New Home

FM Stone’s Bill Kuhns, SIOR, leased the 5,419 SF building at 2830 Dexter Drive in Elkhart to Truck City in early July. The company is leasing with intent to purchase the building.

The facility has 2.5 acres that will allow the company to plan for future expansion. Truck City is a family-owned Elkhart company that has been in business for 15 years. The company specializes in the installation of 5th wheel hitches, electrical and exhaust systems, nerf bars and other truck accessories. 

FM Stone Helps Black Tie Grow

FM Stone's Bill Kuhns, SIOR, assisted Black Tie Manufacturing in buying a new building at 2749 Jami Street in Elkhart. The company, known for developing and manufacturing high-end mobile rest rooms trailers, had previously rented a smaller building on CR 3 in Elkhart. The purchase of this larger building, which sits on 2.63 acres, will give Black Tie Manufacturing ample room to grow.

Previous owners of the 17,160 SF building on Jami, PJ’s LLC, were investors who had previously leased the building for many years to a number of different companies. Kuhns had managed the Jami Street property for PJ’s for the past 10 years. 

FM Stone Commercial Moves

ELKHART, Ind. Other facts:

• Three existing tenants were moved and demolition completed before construction began on September 5, 2011. In just 21 days, with a crew of six FM Construction employees, all the framing was completed.

• Over 22,000 feet of new cabling for high-speed data and high-definition video connectivity was run.

• Almost 8,500 lineal feet of trim has been masterfully placed throughout the offices – much of it stained cherry. 

FM Stone Commercial Sells 57832 CR 3 South in Elkhart

Chubb Steel recently purchased the property at 57832 CR 3 South in Elkhart from 1st Source Bank. The property consists of 44,500 SF on 3.89 acres. This property is the latest purchase in Chubb’s expansion program. Chubb Steel fabricates and makes dump trailers. It is headquartered at 1116 West Mishawaka Road in Elkhart, where the main plant and corporate offices are located. Bill Kuhns, SIOR assisted both the buyer and seller in this transaction.
